The contract specifies the budget and timeline, signed by all parties, with copies provided before starting any project. It includes an Act of God provision. Construction during a hurricane is dangerous and unlikely to result in a quality project. Check our references—you’ll see we deliver on our commitments unless impacted by nature or external forces.
The contract details these terms based on progress and includes a completion date. We typically take a materials deposit depending on the project. Remaining payments are set in advance and made at specific milestones, with the final payment due at completion.

Permits are required for most construction items; some items like driveways, walkways, fences do not require a permit. We will obtain all necessary permits, handle all inspections and make sure that everything is built under code.

The contract specifies important materials and includes a budget for items like lighting fixtures or doorknobs not chosen at signing. If substitutions are needed, such as unavailable bricks or discontinued colors, we ensure equal replacements with your approval.
A change order is a written agreement authorizing additional work outside the original contract. It’s usually signed before starting the extra work but may be delayed to keep the project moving. Payment for the change order is due upon project completion. If unforeseen damage or issues arise, the contractor’s budget includes a contingency for repairs, except in cases of major force situations.
